TENANT SCREENING DISCLOSURE Pursuant to DC Code § 42-3505.10 Before submitting your application and paying the application fee, please read the following disclosure carefully. 1. APPLICATION FEE The application fee is $50.00 (non-refundable if screening is completed). This fee covers the cost of obtaining a background check, credit report, and eviction history review. You are entitled to a refund of any unused portion of the application fee if no screening report is obtained. One application fee covers all available units from this landlord within a 30-day period. 2. INFORMATION ACCESSED DURING SCREENING The following information will be accessed as part of the screening process: • Credit report and credit history (TransUnion) • Nationwide criminal records search • Sex offender registry • Eviction, judgment, and lien records • Previous landlord references 3. AUTOMATIC DENIAL CRITERIA An applicant will be automatically denied for: • Active, outstanding eviction judgment within the past 3 years • Currently on a sex offender registry • Providing false or materially misleading information on the application 4. ADDITIONAL CRITERIA THAT MAY RESULT IN DENIAL The following factors may be considered (but will not result in automatic denial): • Insufficient income to cover tenant portion of rent • Negative landlord references within the past 3 years • Significant unpaid debts in collections that indicate inability to meet financial obligations • Criminal history (evaluated only AFTER a conditional offer, per DC Fair Criminal Record Screening Act) Note: Credit scores alone will NOT be used as the sole basis for denial. The full credit report will be evaluated. Note: Previous eviction filings without a judgment, evictions older than 3 years, and sealed eviction records will NOT be considered. Note: Source of income (including Housing Choice Vouchers / Section 8) will NOT be considered as a factor in any screening decision. 5. CREDIT REPORTING AGENCY TransUnion P.O.
