You are entitled to a refund of any unused portion of the application fee if no screening report is obtained. AUTOMATIC DENIAL CRITERIA An applicant will be automatically denied for: • Active, outstanding eviction judgment within the past 3 years • Currently on a sex offender registry • Providing false or materially misleading information on the application 4. ADDITIONAL CRITERIA THAT MAY RESULT IN DENIAL The following factors may be considered (but will not result in automatic denial): • Insufficient income to cover tenant portion of rent • Negative landlord references within the past 3 years • Significant unpaid debts in collections that indicate inability to meet financial obligations • Criminal history (evaluated only AFTER a conditional offer, per DC Fair Criminal Record Screening Act) Note: Credit scores alone will NOT be used as the sole basis for denial. The full credit report will be evaluated. Note: Previous eviction filings without a judgment, evictions older than 3 years, and sealed eviction records will NOT be considered.
